Looking To Build A Side Return Extension in Nottingham?
The side return extension can really work well on Georgian or Victorian homes that have the luxury of side alleyways present in their structure. The ground floor width can be extended to as much as 3 metres, offering a great solution for these properties. They can be transformed into big light filled areas that were usually drab and dark. With purpose built and positioned skylights and large glass doors, it can really transform your new kitchen extension to a new dimension and luxury living at it's best.
What is a side return extension?
These types of extensions are a great way to extend end terraces or semi-detached properties. A side return is that strip of land that runs down the side of the ground floor. Usually it's a wasted space full of rubbish bins, bikes and generally used for nothing. Extending your house over this space is known in the trade as a side return extension.
If you look at your house face on at the front it can seem that you would not gain much space, but i assure you it can make a huge difference to the inside layout by adding this extra footage. Your home will no doubt feel more spacious, liveable and functional.
Our architect or yours can work closely with you to make the most of your new living space.
Smaller properties can gain extra kitchen space through the existing galley area being opened out into a kitchen diner, breakfast bar or even an island set-up. If your family is expanding and your children are staying home for more years than expected, then this can add some much needed living space.
Planning Permission
Smaller extension planning permissions rules have been relaxed lately, with this in mind a careful design and plan in order, you may not need to go through the planning application. We can advise on this or your planning department at your local council will point you in the right direction. If your project does indeed come under the permitted development rights, you will still need to comply with all the set building regulations.
Let there be light
The thing i really like about these types of side return extensions is the amount of natural light they can create in your home environment. Good options to consider would be good quality sky lights if you are building a single storey brick built extension, or alternatively a full glass roof structure.
Other ideas and options to bring the outside in is having bi-folding or large sliding glass doors as these can really let the light flood in, or even floor to ceiling windows.
The creation of a large space is always best planned ahead and to consider what you will be using this new for?. In my view it's always best to knock through from your existing wall which will create a much larger space, otherwise you will have a narrow corridor room that might not be appealing. Building a more contemporary open plan space for say a kitchen diner may need to be checked by a structural engineer first. The older Victorian and Edwardian houses can be extended right through the kitchen and living rooms making for one large inviting open plan area, If this is what you require then steel support beams will need to be installed within the extension building process.
